TERMS AND CONDITIONS

for accommodation and services at Guest House “Asya”

Chapter One. GENERAL PROVISIONS

Art. 1. These Terms and Conditions regulate the relations between Guest House “Asya” (hereinafter referred to as the Property) and its guests, including:

  1. the procedure for reservations, check-in and check-out;

  2. rights and obligations of guests and staff;

  3. rules for the use of common areas and provided services;

  4. pricing policy and payment methods;

  5. personal data protection and guest safety.

Art. 2. These Terms are in compliance with the applicable Bulgarian legislation, the Tourism Act, the Consumer Protection Act, and the General Data Protection Regulation (GDPR).

Art. 3. By confirming a reservation or checking in, guests declare that they have read, understood and accepted these Terms and Conditions without exception.

Chapter Two. GUEST RIGHTS, OBLIGATIONS AND PROHIBITIONS

Section I. Prohibitions

Art. 4. Guests are not allowed to:

  1. use heating or electrical appliances not provided by the Property;

  2. bring explosive, flammable or toxic substances onto the premises;

  3. move or damage furniture and equipment;

  4. remove any property items outside the guest house;

  5. accommodate third parties without notifying the staff;

  6. bring pets without prior approval (an extra fee may apply);

  7. create noise or disturbance after 22:00 or between 14:00–16:00;

  8. use the swimming pool or facilities while intoxicated;

  9. smoke indoors (including electronic cigarettes).

Section II. Obligations

Art. 5. Guests are obliged to:

  1. present a valid ID upon check-in;

  2. comply with house rules and follow staff instructions;

  3. protect the property and use appliances properly;

  4. return the keys at check-out;

  5. maintain hygiene and follow pool safety instructions;

  6. observe fire safety rules;

  7. cover the cost of any damages caused.

Chapter Three. RIGHTS AND OBLIGATIONS OF THE PROPERTY

Art. 6. The Property has the right to:

  1. terminate a guest’s stay in case of violation of these Terms;

  2. withhold a deposit/advance payment in case of damages or late cancellation;

  3. refuse accommodation if a reservation is proven false or in case of aggressive behavior;

  4. provide guest information to authorities when required by law.

Art. 7. The Property is obliged to:

  1. provide the booked services in line with quality and hygiene standards;

  2. maintain all facilities and equipment in good condition;

  3. ensure confidentiality of guests’ personal data;

  4. promptly inform guests of changes in their reservation.

Art. 8. The Property is not responsible for:

  1. lost, stolen or damaged personal belongings not stored in designated areas;

  2. accidents resulting from non-compliance with the rules by guests;

  3. actions of minors left without supervision.

Chapter Four. RESERVATIONS, CHECK-IN AND CHECK-OUT

Art. 9. Reservations

  1. Reservations may be made by phone, email, online booking platforms, or in person.

  2. To confirm a reservation, a deposit of 30% of the total amount is required (unless otherwise agreed).

  3. Cancellation policy:

    • up to 7 days before arrival – no penalty;

    • less than 7 days – deposit is non-refundable;

    • for holiday packages – cancellation is free up to 30 days before arrival.

Art. 10. Check-in and Check-out

  1. Check-in: after 14:00;

  2. Check-out: until 12:00;

  3. Early check-in or late check-out may be arranged in advance and may be subject to additional charge.

Chapter Five. USE OF COMMON AREAS

Art. 11. Kitchen & Tavern (Mehana) – may be used upon agreement with staff. Guests must comply with safety and hygiene rules.

Art. 12. Pool & Yard – guests use these facilities at their own risk (no lifeguard on duty). Jumping, swimming with clothes, or using glass containers near the pool is strictly prohibited.

Art. 13. Wi-Fi & Parking – provided free of charge. The Property does not guarantee uninterrupted coverage or internet speed.

Art. 14. Video Surveillance – common areas may be monitored by security cameras. Guests are informed of this upon check-in.

Chapter Six. PRICES AND PAYMENTS

Art. 15. All prices are in Bulgarian leva and include VAT and tourist tax.
Art. 16. Payments can be made in cash, by bank transfer, or via online platforms, depending on prior arrangement.

Chapter Seven. PERSONAL DATA PROTECTION

Art. 17. “Rila Spa and Club” Ltd. is a personal data administrator and processes guest information solely for:

  1. registration required by the Tourism Act;

  2. reservations and payment processing;

  3. compliance with legal obligations.

Art. 18. Guest data is stored for legally required periods and not disclosed to third parties, except to competent authorities when necessary.

Final Provisions

§ 1. For all matters not covered by these Terms, the relevant Bulgarian legislation shall apply.
§ 2. These Terms and Conditions are effective as of October 1, 2025.
§ 3. A copy of these Terms is available on the website of Guest House “Asya”, at the reception, and in every guest room.
